How to read a roofing quote line by line

The total is the least useful number on a roofing quote. Here is what to look for instead.

Two roofing quotes can differ by thousands of dollars and still both be fair, because they describe different jobs. Before comparing totals, line up the scope.

Start with what comes off

A full replacement should say whether the old roofing is torn off or whether new shingles go over an existing layer. Tear-off costs more but lets the crew inspect the deck.

Decking is where surprises hide

Rotten decking is only visible once the old roof is off. A good quote says how many sheets are included and the price per extra sheet.

The layers under the shingles

Look for underlayment, ice and water shield in valleys and at eaves (where your climate calls for it), drip edge, and new flashing. If a quote just says "install new roof", ask for the list.

Terms that matter as much as price

  • Deposit size and when the rest is due
  • Workmanship warranty, separate from the shingle manufacturer's warranty
  • Who pulls the permit
  • Cleanup and nail sweep
